San Antonio Hill Country and Boerne

Your Hill Country agent in San Antonio and Boerne

Buying or selling between The Dominion and Boerne? You get an agent who lives here, prices from the numbers, puts every term in writing, and picks up the phone himself from the first call to the keys.

How Ben works

You will know what your home is worth, what every offer really nets, and what happens next. On paper, before you decide.

Most of what goes wrong in a sale is a number nobody wrote down or a date nobody watched. Ben writes the numbers down before you commit, tracks every contract date, and answers his own phone. The method is the same on a $400,000 house in Stone Oak as it is on a $2 million estate in The Dominion.

01

Priced from the numbers

Comparable sales from the last few months, what buyers in that neighborhood pay for, and a written range with the reasoning. Then a net sheet at three prices, so the list price is a decision you made with the math in front of you.

02

Every term in writing

Before you sign anything, each offer term is laid out in plain words: price, option period, earnest money, financing, closing date, and what it costs or nets you. You decide with the whole picture, not a phone summary.

03

One agent, start to keys

No call center and no handoff to an assistant you have never met. Ben shows the homes, writes the offers, negotiates the repairs, and sits with you at closing. Every date in between is tracked and confirmed with you.

About Ben

A San Antonio agent who writes everything down

I live in San Antonio and I work the Hill Country side of it: The Dominion and the Canyons at Scenic Loop, out I-10 to Fair Oaks Ranch and Boerne, west to Helotes, and north on 281 through Stone Oak, Timberwood Park and Bulverde. I am a licensed Texas real estate agent with Alliance Realty.

My rule is simple: you should never have to guess. When you list with me, you get a written range with the comparable sales behind it and a net sheet at three prices before the sign goes in the yard. When you buy with me, every offer term is on paper in plain words before you sign, the inspection report comes back summarized with page numbers, and every contract date goes on a calendar you can see.

Client words

“Sample review. Replace with a real client's words before launch. Ben had the net sheet to us the same afternoon, and every date was on a calendar before we signed.”
